PEMILIHAN STRATEGI PENJUALAN DENGAN PENAMBAHAN FASILITAS UMUM DI PERUMAHAN "GCA" BERKAITAN DENGAN KEPUTUSAN INVESTASI

An alternative strategy for selling low-cost housing is to add facilities such as places of worship, schools, or clinics in the GCA housing development to make the consumer more comfortable with their house. The purpose of this research is to understand the sales strategy associated with added facilities used to generate higher returns from the investment in simple(RS) and very simple (RSS) houses in the GCA housing development. This research uses analysis of means and cashflow analysis to calculate returns for each investment alternative. The results show that adding a clinic gives the best return for PT. GPCL, with an NPV of Rp. 359,897,251 and an IRR of13,3%. Abstract in Bahasa Indonesia : Strategi alternatif dalam penjualan rumah RS dan RSS adalah menambah fasilitas umum sehingga konsumen memiliki kenyamanan dalam menempati rumah tersebut. Penambahan fasilitas umum yang ditawarkan pada konsumen adalah fasilitas tempat ibadah, sekolah, atau klinik di perumahan "GCA". Tujuan penelitian ini adalah untuk mengetahui strategi penjualan dengan penambahan fasilitas umum pada pembangunan RS dan RSS di perumahan "GCA" untuk penentuan tingkat pengembalian investasi yang lebih besar dari sebelumnya. Analisa yang digunakan adalah analisa mean, dan analisa arus kas untuk mengetahui tingkat pengembalian masing-masing alternatif. Hasil dari penelitian menunjukkan bahwa penambahan fasilitas klinik dapat meningkatkan pengembalian investasi bagi PT. GPCL, dengan NPV Rp. 359.897.251 dan IRR 13,3%.
